Wild Horse Mesa is one of those places where the name still fits. Wild horses are often seen out on the mesa, and this treed lot off Gold Hawk Lane sits right in the middle of that same country.

The trees give the land some character from the start. Instead of an empty rectangle on a map, you have something to walk through, work around, and plan with when deciding where a campsite or a future homesite might go. Sanchez Reservoir is about a seven-minute drive away, close enough that a trip to the water can be a quick part of the day. There is no HOA, so the main rules to follow are the county’s.

The land can be used now and built on later. You can come out for short camping stays, use an RV while a build is underway, or plan for a site-built or mobile home supported by a well, septic, and alternative power. Some owners will spend their first seasons just getting to know the place and seeing which way the horses go.

Things people ask us

Really. We finance the land ourselves, so there is no bank and no credit check. You sign the contract, pay what is due today, and set up the monthly payment.

Yes. Our listings show where the land is, and you are welcome to drive out and walk it. We sell first come, first served, so the parcel goes to the first person to make the down payment. You also get 90 days after your down payment to go see it in person. If it is not the one, we will move you to another parcel or refund what you have paid toward the land.

Yes, any time, with no penalty. And if you pay off the balance within the first 24 months, we take 15% off what is left.

When the land is paid off. We send you the warranty deed to look over, then record it with the county in your name within 30 days of your last payment. We pay the recording fee.

They are built into your monthly payment, and we pay the county for you, so there is no separate bill to keep track of. Your monthly draft is the land payment, your share of the taxes, and a $10 servicing fee.
