This is 1.5 acres of high desert pine country in southern Oregon, sitting at around 4,500 feet in the Sprague River valley. The land is quiet and open, with ponderosa pine and juniper scattered across it and mountain views in every direction. Bullard Drive runs to the property, so you can get to it and walk it yourself. At night the sky out here is dark enough to see the Milky Way with your own eyes. There are no neighbors stacked on top of you and no city noise. Just wind in the trees and room to breathe. You can actually use this land. Build a single-family home when you’re ready, site-built or manufactured. Tiny homes are allowed too, as long as they meet county code. If you want to build it yourself over time, you can live in an RV on site while you work, with an active building permit and a temporary use permit from the county. Not ready to build yet? Camp on it. Short-term camping is allowed up to 21 days in any six-month period, so you can bring the family out, set up a tent or a trailer, and make weekends out of it while you plan. There’s no HOA and no covenants telling you what color to paint your door. The area around you is the real draw. The Sprague River is close by and holds trout. The Fremont-Winema National Forest surrounds the region, which means hunting, hiking, and thousands of acres of public land to explore. Gearhart Mountain Wilderness is a short drive east past Bly. Head northwest and you can be standing at the rim of Crater Lake in about two hours. The Klamath Basin sits west of you and draws some of the biggest bird migrations in the country every spring and fall. For day-to-day needs, the mini-mart in Beatty is about 15 minutes away, and Klamath Falls is roughly an hour west when you need a real grocery store, a hardware store, or a hospital. Close enough to be practical. Far enough to feel like your own.
